PID is a 10-digit Property Identification Number assigned to every property within BBMP limits, formatted as Ward-Street-Plot. It is permanent — even if ownership changes, the PID stays the same. It's printed on past receipts and the Khata Extract.
PID is the most accurate. Alternatives: SAS application number, old property/Khata number, or owner name plus ward. The portal also has a GIS Property Finder map for click-to-find lookups.
BBMP uses the Unit Area Value (UAV) system. Tax = built-up area × UAV per sq ft (by zone and usage) × 12 months × the prescribed rate. Owner-occupied residential properties get a rebate; library and health cess apply on top.

Tax is due in two half-yearly instalments — typically first by 30 May and second by 29 November. A rebate (around 5%) is offered for full-year payment in April. Dates can vary year to year.
BBMP property tax is the annual tax payment; the Khata (A-Khata or B-Khata) is the ownership record held with BBMP. Both A-Khata and B-Khata pay BBMP tax — Khata category instead affects loan, registration, and plan-sanction eligibility.
Yes. With the PID and the registered owner's name (as on the Khata), anyone can search and view past receipts. Always ask the seller for the PID and at least the last 5 years of receipts.
Interest at 2% per month accrues, plus a possible penalty. More immediately, you cannot register a sale, get a building sanction, or transfer the Khata until dues are cleared.
Yes. Net banking, debit/credit cards, and UPI are accepted. The receipt is generated immediately as a QR-signed PDF.
After registration, apply for Khata Transfer (or Khata Bifurcation for new flats) through the eAasthi portal. Once the new Khata is issued, the PID stays the same but the owner name on future receipts updates to yours.
