Caught 8 years of unpaid tax
Tax was unpaid for 8 years on a Thrissur plot I was about to buy. Landeed flagged it. Seller cleared dues before we proceeded.

Confirmed the Thandapper matches the seller's name. Confidence to pay token amount.
Pulled tax receipts for 5 years for my Alappuzha property — both soft and hard copies.
Basic Tax is the annual land tax assessed by Kerala's Revenue Department on every parcel of land, payable to the Village Office. The rate depends on land classification — Nilam (paddy), Purayidam (dry land), and Thottam (plantation) — and on the area held.
District, Taluk, Village (mandatory), then Survey number with sub-division — or Block + LP number for Re-Surveyed villages — plus the Thandapper number or owner name.
Current Thandapper holder, Survey/Block with area, land classification, last paid Basic Tax receipt, outstanding arrears, Plinth Area Tax linkage, pending mutation applications, and any Revenue Recovery flags.
Thandapper is Kerala's village land register account — the record showing who owns each parcel in a village. Every parcel is identified by a Thandapper number plus Survey/Block reference.
Basic Tax (Bhoo Nikuthi) is annual tax on the land. Plinth Area Tax / Building Tax is a separate tax on the constructed area. Both are owed by the property owner; both should be current before any transfer.
Interest accrues each year. Critically, you cannot register a sale, transfer mutation, or obtain a Possession Certificate until dues are cleared. Long-arrears properties can also face Revenue Recovery action.
Originally assigned during the village survey based on actual use. Nilam is paddy/wetland, Purayidam is dry land suitable for residence/commerce, Thottam is plantation. Re-classification (especially Nilam → Purayidam) requires formal application under the Kerala Conservation of Paddy Land Act.
Yes. Both basic tax payment and receipt download are supported online through Verify My Land flows. Net banking, debit/credit cards, and UPI are typically accepted.
The online copy is informational and accepted for KYC, loan applications, and pre-purchase due diligence. A certified copy from the Village Officer is needed for sale-deed registration, court submissions, and formal disputes.
That means Pokkuvaravu (mutation) wasn't completed after the last sale. File a Pokkuvaravu application at the Village Office with the registered sale deed and supporting documents. Until the mutation order is passed, the village register still shows the old name.
