The encumbrance certificate AP contains the entire history of transactions for a given property in a time period. Each row in the EC is a description of the transaction that has happened on the property. All AP Encumbrance Certificates (ECs) have 5 columns including House/Door No., Ward, Plot No., Survey No., Extant or Area, Boundaries, and Village/Colony details.

The Encumbrance Certificate is a constantly evolving and changing document and depends on the types of transactions taking place on a property in the registration and stamps department. The latest version is usually required for any kind of transaction.

A NIL EC indicates there are no registered transactions or encumbrances on a property for a specific period. This can occur if transactions happened before 1983, it's an ancestral property, or if wrong search parameters were used. Always try multiple searches with different parameters to be sure.
