PTIN stands for Property Tax Identification Number — a 10-digit unique identifier for every property under GHMC or any CDMA-covered ULB in Telangana. Every tax demand, receipt, and online record is tied to the PTIN.
PTIN is the most accurate. Alternatives: owner name + ward (GHMC) or owner name + District + ULB (CDMA); door/house number; or locality + partial owner name in select ULBs.
PTIN, owner details, full address, plot/built-up area, usage, assessed value (ARV), half-year demand split, arrears with interest, last payment date and mode, year-wise downloadable receipts, and current Khata/mutation holder.
GHMC covers the Hyderabad metro — Hyderabad, parts of Rangareddy, and parts of Medchal-Malkajgiri (~650 sq km). CDMA covers all other ULBs across Telangana — Warangal, Karimnagar, Khammam, Nizamabad, and roughly 140 more municipalities and nagar panchayats.
Both GHMC and CDMA use a Monthly Rental Value (MRV) system. Built-up area × MRV per sq ft × 12 months × a slab rate (~17–30%) = tax. A 40% rebate applies for owner-occupied residential properties, plus a ~10% library cess.
