Maharashtra Occupancy Certificate (OC)

Legal Authorization for Occupancy: The OC certifies that the building is safe for residents to live in, legally allowing the property to be occupied. Without this certificate, occupying the property is considered illegal.

Compliance with Building Laws: The OC ensures that the building construction adheres to the approved building plan and local regulations, including setback requirements, height restrictions, and permissible Floor Space Index (FSI).

Essential for Utility Connections: Many local authorities require an OC before providing essential services such as water, electricity, and sewage connections to the building.

Ensures Building Safety: The certificate is issued only after ensuring that all necessary safety measures, such as fire safety, structural integrity, and earthquake resistance, have been incorporated into the building.

Application by the Developer: The developer or builder applies for an OC once the construction of the building is complete, submitting necessary documents such as the building completion certificate, NOCs (No Objection Certificates), and approved building plans to the local authority.

Inspection by Authorities: The municipal or planning authority conducts a thorough inspection of the building to verify that it complies with the approved plans and all safety norms.

Issuance of the OC: If the building meets all requirements, the authority issues the Occupancy Certificate, allowing residents to legally occupy the building.

Completion Certificate (CC): A Completion Certificate is issued when the construction is complete, verifying that the building follows the approved plans. However, it does not necessarily mean that the building is fit for occupancy.
